REAL*1840 - Landlord and Tenant Law
Course Description
This course provides an introduction to the legal relationship between landlords and tenants in residential tenancies. Topics include lease agreements, rent control, repairs and maintenance, eviction processes, and dispute resolution. Students will explore legal rights and responsibilities from both the tenant and landlord perspectives. The course is designed for students with no prior legal background and is relevant to anyone interested in housing and rental issues.
What You'll Learn
By the end of the course, the learner should be able to:
- Describe the structure of the Canadian legal system and explain the purpose and scope of the Residential Tenancies Act (RTA);
- Describe the key components of a standard tenancy agreement;
- Explain the application of the Ontario Human Rights Code to residential tenancies and assess how discrimination, lack of accommodation, or EDI breaches may occur during tenant screening;
- Summarize the legal obligations of landlords under the RTA;
- Summarize the legal responsibilities of tenants under the RTA;
- Differentiate between subtenants, assignees, guests, and unauthorized occupants, and assess the legal options available to landlords when these issues arise;
- Explain the legal procedures and notice requirements for tenants to end a tenancy and evaluate the validity of early termination under special circumstances;
- Explain the legal grounds for eviction and assess the differences between “for cause” and “no fault” terminations; and
- Navigate the Landlord and Tenant Board (LTB) process, from application filing to hearing, and evaluate the range of remedies and enforcement mechanisms available to landlords and tenants.
